You should account for: ITP tax (6-10% for resale) or VAT (10% for new properties), notary fees (approx. 0.5%), property registry (approx. 0.5%), lawyer (1-1.5%), and other fees. In total, approximately 10-13% of the property value.

Current interest rates for non-residents typically range from 3-5% annually, depending on the bank, loan amount, and your credit profile.

QWhat taxes do I need to pay as a property owner?
Annual property tax (IBI) - usually €200-800 per year depending on value. If renting, you pay income tax on rental income. Non-residents also pay an annual ownership tax (IRNR).
QDo I have to pay tax when selling property?
Yes, capital gains tax is 19-24% depending on the profit amount. Non-residents are required to pay 3% of the sale value as a tax advance.
QWhat are the property maintenance costs?
You should account for: IBI (local tax), community fees (if applicable) €40-150/month, utilities (water, electricity, internet), insurance, and any management costs.

QDo I need to be present in person for the purchase?
It is not required. You can grant a notarial power of attorney and the entire process can be conducted by your representative. However, we recommend being present for the final signing of the notarial deed.

QCan I rent out my property?
